How long does it take to sell a house? In 2026, most sellers who list with an agent should plan on two to four months from the day they decide to sell until the money lands in their account. That's roughly 2 to 4 weeks to get the house ready, 1 to 2 months to find a buyer, and about 5 weeks of escrow while the buyer's loan closes. A cash sale skips most of that and can close in as little as 7 days.
I'm Christian Castro, a licensed California realtor (DRE #02195959) and the owner of Cash For Houses Fresno. "How fast can I sell?" is the first question almost every seller asks me, and the honest answer depends on your house, your price and the time of year. So I pulled the national numbers, California's numbers and ten years of Fresno County data into one guide, with a step-by-step timeline you can plan around.
The short answer
- Finding a buyer: the typical U.S. home went under contract in a median of 33 days in September 2026, per the National Association of Realtors. California's median was 29 days, per C.A.R.
- Closing after that: the average purchase loan took 36.8 days to close in March 2026, per ICE. Escrow usually runs 30 to 45 days.
- Getting ready first: repairs, cleaning, photos and paperwork usually take 2 to 4 weeks before the house hits the market.
- In Fresno County, active listings spent a median of 54 days on the market in September 2026, up from a low of 13 days in May 2021. See the 10-year chart.
- May is historically the fastest month to sell in Fresno County, and December and January are the slowest. See the month-by-month chart.
- A cash sale usually takes 7 to 14 days, because there's no loan, appraisal or showings.
How long does it take to sell a house in 2026?
There are two clocks to watch: how long it takes to find a buyer, and how long it takes to close once you have one. Here's where each stands right now.
| Measure | Latest | Source |
|---|---|---|
| U.S. median time on market (sold homes) | 33 days, Sep 2026 | NAR |
| California median days to sell (single-family) | 29 days, Sep 2026 | C.A.R. |
| U.S. median days on market (active listings) | 61 days, Sep 2026 | Realtor.com |
| Fresno County median days on market (active listings) | 54 days, Sep 2026 | Realtor.com via FRED |
| Fresno city median days on market (sold homes) | 44 days, Aug 2026 | Redfin |
| Average days to close a purchase loan | 36.8 days, Mar 2026 | ICE |
| Cash sale, offer to closing | 7 to 14 days, typical | Our experience |
The NAR's September 2026 existing-home sales report (opens in a new tab) put the national median at 33 days, up from 31 in August and the same as a year earlier. NAR's chief economist Lawrence Yun summed up the market this way: "Higher inventory and lengthening days on market give buyers improved negotiating power." The same report found 27% of sales were all-cash.
California is moving a bit faster. The California Association of Realtors (opens in a new tab) reported that "the median number of days it took to sell a California single-family home was 29 days in September," down from 32 days a year earlier.
Add escrow to either number and you get the full answer. The ICE Mortgage Monitor (opens in a new tab) found "the average purchase loan closed in 36.8 days in March," the fastest since ICE started tracking in 2019. So a house that sells in a month still usually takes two months or more from listing to payday, before you count prep time.
Why the numbers don't match
If you've searched this before, you've probably seen answers anywhere from 3 weeks to 3 months. They're usually all correct. They just measure different things:
- Days to pending (NAR, C.A.R., Zillow) counts from listing until a buyer signs a contract. It only includes homes that sold, so it skews fast.
- Days on market for active listings (Realtor.com) looks at every home for sale that month, including stale and overpriced ones that haven't sold yet. It skews slow, which is why Realtor.com's U.S. figure is 61 days while NAR's is 33.
- Listing to closing adds escrow, usually another 30 to 45 days with a financed buyer.
- Decision to closing, the number most sellers actually care about, adds prep time on the front end.
When you plan a move, use the last one. That's the timeline below.
The home selling timeline, step by step
Here's what a traditional sale looks like in California, with typical time ranges for each step. Your mileage will vary with the house, the price and the market.
| Step | Typical time | What drives it |
|---|---|---|
| 1. Pick an agent and a price | 3 to 7 days | Interviews, comparable sales, a pricing plan |
| 2. Prep the house | 1 to 4 weeks | Repairs, decluttering, cleaning, yard work, photos |
| 3. On the market | 3 to 8 weeks | Price, condition, location, season, interest rates |
| 4. Negotiate an offer | 1 to 5 days | Counteroffers, terms, multiple offers |
| 5. Inspections and appraisal | About 17 days | Buyer's investigation and appraisal contingencies |
| 6. Buyer's loan approval | About 21 days | Loan contingency, underwriting, conditions |
| 7. Closing and recording | 1 to 3 days | Signing, funding, county recording |
| Total | About 2 to 4 months | Longer if a deal falls apart and you relist |
Step 1: Choose an agent and set the price
Most sellers interview two or three agents and get a comparative market analysis. This can happen in a few days. The decision that matters most for your timeline is the list price. A house priced right for the market gets its best attention in the first two weeks. A house priced too high tends to sit, take price cuts and end up selling for less anyway.
Step 2: Prepare the house
This is the step sellers underestimate most. Fixing a leaky roof, painting, patching walls, deep cleaning, clearing out decades of belongings (a hoarder house can take far longer) and getting professional photos can easily take a month. If the house needs bigger repairs, it can take much longer, and contractors in the Valley are often booked weeks out.

California sellers also have paperwork to start early. Most sales need a Transfer Disclosure Statement, a Natural Hazard Disclosure and other forms, and the standard purchase contract gives sellers just days after acceptance to deliver them. Getting these ready before you list avoids delays later.
Step 3: Time on the market
This is the part people think of when they ask how long it takes to sell a house. Nationally it's about a month for homes that sell. In Fresno it's been running longer: Redfin's Fresno housing market page (opens in a new tab) showed a median of 44 days for homes sold in August 2026, while its "hot homes" went pending in around 19 days. Expect showings, open houses and keeping the place spotless the whole time.
Step 4: Negotiate and accept an offer
Once an offer comes in, counteroffers usually wrap up in a few days. Look past the price at the terms: the buyer's loan type, down payment, contingencies and closing date all affect how likely the deal is to close on time.
Steps 5 and 6: Escrow, inspections, appraisal and the loan
In California's standard purchase agreement, the buyer's investigation and appraisal contingencies default to 17 days and the loan contingency to 21 days, as this California real estate law firm's overview (opens in a new tab) explains. During that window the buyer can usually back out or ask for repairs or credits. Most escrows are set for 30 to 45 days, and FHA and VA loans can take a little longer because of their appraisal and property standards.
Here's what usually costs sellers time in escrow: a low appraisal that forces a renegotiation, a repair request after the inspection, or a buyer whose loan falls through. When that happens, you may be back on the market and starting over.
Step 7: Closing day
You sign your documents a few days before closing. On closing day the buyer's lender funds, the deed records with the Fresno County Recorder and escrow wires your proceeds, usually the same day or the next business day. Our guide to seller closing costs in Fresno shows what comes out of your proceeds at this step.

To see what's normal for our area, I charted every month of Realtor.com's median days on market for Fresno County from July 2016 through September 2026, published by the St. Louis Fed's FRED database (opens in a new tab). This measures active listings, so it runs longer than "days to pending" figures, but it's the longest consistent local series available, and it shows the trend clearly.

What the chart shows:
- 2021 was the exception, not the rule. With record-low mortgage rates, Fresno County listings hit a median of just 13 days in May 2021. Anyone who sold then remembers multiple offers in a weekend. That market is gone.
- Homes are taking longer now than before the pandemic. Fresno County's median was 54 days in September 2026, the same as September 2025 and well above September 2019 (46 days). December 2025 hit 65 days, the highest in this ten-year series.
- Fresno is still faster than the country. The U.S. median for the same Realtor.com measure was 61 days in September 2026, and California's was 55.

The fastest month to sell a house in Fresno County
Because the FRED series goes back a decade, we can see how the calendar affects your timeline. I averaged each month's Fresno County median days on market across 2017 through 2025:

- Late spring is fastest. April through June averaged 35 to 37 days, with May the quickest at 35.
- Winter is slowest. December (53 days) and January (54) are about 50% slower than May, as buyers pause for the holidays and listings go stale.
- Fall is middle of the road. September and October averaged 41 days.
If your timing is flexible, getting the house ready over the winter and listing in March or April gives you the best odds of a quick sale. If you need to sell in November or December, price it sharply, or consider a buyer who isn't affected by the season.
What makes a house take longer to sell
In my experience, a slow sale almost always comes down to one or more of these:
- Price. Overpricing is the number one reason homes sit. After a few weeks, buyers start to wonder what's wrong with the house.
- Condition. Roof, foundation, plumbing, electrical or HVAC problems scare off buyers and can kill FHA and VA financing. Our page on selling a house as-is covers your options.
- Appraisal gaps. If the appraisal comes in below the price, the deal can stall or fall apart.
- Buyer financing. A loan denial late in escrow can send you back to square one.
- Tenants. Showings are harder to schedule and many buyers want the house vacant. See selling a house with tenants.
- Probate or title problems. An estate sale may need court approval, and liens or missing heirs have to be cleared first. Our guide to selling an inherited house in Fresno explains what to expect, and our probate house page shows how we handle it.
- Damage. After a fire, insurance claims, permits and disclosures add time. See how to sell a fire-damaged house in California.
- Season. As the chart above shows, a December listing typically takes weeks longer than a May listing.
How to sell your house faster

- Price it right from day one. Use recent sold comparables, not active listings or online estimates. A slightly lower price often brings more showings and a quicker, stronger offer.
- Fix the small stuff. Fresh paint, working fixtures, clean carpets and a tidy yard are cheap and make a big difference in photos and showings.
- Get a pre-listing inspection. Finding problems before the buyer does lets you fix them or disclose them up front, so there are fewer surprises in escrow.
- Prepare disclosures early. Have your disclosure forms, permits and repair receipts ready on day one.
- Make it easy to see. Flexible showing times, a lockbox and great photos get more buyers through the door.
- Choose the strongest offer, not just the highest. A conventional buyer with a big down payment, or a cash buyer, is less likely to fall through than a stretched buyer with a low down payment.
- List in spring if you can. In Fresno County, May has been the fastest month on average.
Selling without an agent usually takes at least as long, because you're handling the marketing, showings and paperwork yourself. If you're weighing it, read our guide to how to sell a house by owner.

How long does it take to sell a house for cash?
A cash sale removes the slowest parts of the timeline: there's no prep, no listing period, no showings, no appraisal and no mortgage underwriting. If you still owe on the house, escrow simply pays the loan off at closing; see can you sell a house with a mortgage. Here's how a sale to us usually goes:
- Day 1 to 2: you tell us about the house and we walk through it with you.
- Day 2 to 3: you get a written all-cash offer. No pressure, no obligation.
- Day 3 to 14: escrow opens, the title company runs its search and you close on the day you pick, as soon as 7 days.
If you need more time to move, you can pick a later date. Estates, tenant-occupied houses and properties with title issues can take longer because of court or legal steps, but we wait through those with you.
Speed has a price. A cash offer is usually lower than the top price you might get on the open market, because the buyer takes on the repairs, holding costs and risk. Whether that trade makes sense depends on your net, and every extra month on the market adds taxes, insurance, utilities and interest (here's the full cost to sell a house, holding costs included). Our guides to how much cash buyers pay for houses and cash offer vs. listing walk through the math. If your house is move-in ready and you can wait two to four months, listing will often put more money in your pocket, and I'll tell you so.

How long does it take to sell a house on average?
The median U.S. home went under contract in 33 days in September 2026, per NAR, and the average purchase loan takes about 37 days to close, per ICE. With 2 to 4 weeks of prep, most sellers should plan on about two to four months from deciding to sell to getting paid.
How long does it take to sell a house in Fresno?
Redfin reported a median of 44 days on market for homes sold in Fresno in August 2026, and Realtor.com's median for active listings in Fresno County was 54 days in September 2026. Add 30 to 45 days of escrow for a financed buyer. A cash sale can close in as little as 7 days.
How long does it take to close on a house after an offer is accepted?
Usually 30 to 45 days when the buyer is getting a mortgage. ICE reported an average of 36.8 days for purchase loans in March 2026. Cash purchases often close in 7 to 14 days because there's no lender involved.
What is the fastest month to sell a house?
In Fresno County, May has been the fastest month on average, at 35 days on market across 2017 to 2025, followed by April and June at 37. December and January are the slowest, at 53 and 54 days.
How long is too long for a house to be on the market?
If your house has been listed for more than about twice the local median with few showings or no offers, the price or condition is probably the problem. In Fresno right now, that's roughly 2 to 3 months. A price adjustment, repairs or a cash offer are the usual next steps.
Can I sell my house in a week?
Yes, to a cash buyer. Because there's no loan or appraisal, a cash sale can close in as little as 7 days if the title is clear. A traditional listing almost never closes that fast.
